Tottergill Farm Access Statement

Introduction:

Tottergill Farm luxury holiday cottages are located just outside the village of Castle Carrock in Cumbria. On-site owners Stephen and Joyce are ready to welcome you and offer their assistance at anytime throughout your stay. The following document has been put together to enable visitors to make an informed decision as to whether our facilities and services offered meet their specific needs.

Following an assessment from the National Accessible Scheme (NAS), three of our cottages have received Mobility Level 2 (M2).  These are Ash Cottage, Oak Cottage and Watson Cottage. 

Pre-Arrival: 

  • Bookings and enquiries can be by phone, fax, website or by post.
  • Detailed access statement available on our website and in each cottage's information folder.
  • Full details of location, contact details, and information on the property, booking, availability and other general information can be obtained from our website www.tottergill.co.uk
  • Carlisle mainline train station is 11 miles away.
  • Our nearest town is Brampton, 6 miles away.
  • Taxi services are available as follows; Brampton Taxis 016977 3386 or Airbus 2000 016977 3735.
  • Mobility taxi information can be supplied upon request.
  • All guests are provided with written directions to Tottergill (available in different font size upon request).  Directions can also be given verbally by telephone if preferred.
  • Tottergill Farm is clearly signed from the main road.  Signs are printed in a dark font on a light coloured background.

Arrival & Car Parking Facilities:

  • Car parking is directly outside each cottage.
  • All paths are concrete or tarmac and are well lit at night.
  • Access to Tottergill Farm is over two cattle grids.
  • Farm land around Tottergill is used for grazing sheep, please keep dogs on a lead.
  • Gill, Garth and Gelt Cottages have one step at the front door. Tower Barn has two steps, Mill Barn has five steps to the front door and Low Barn has six steps. Low Barn has a hand rail on the left hand side of the steps. Watson Cottage, Oak and Ash cottages all have level access.
  • Assistance with your luggage can be given on your arrival, we are usually available, please ask.

Mill Barn

  • The entrance door is 80cm wide and is solid wood.
  • There are four different levels to Mill Barn. On the ground floor are bedrooms 1 and 2 and a bathroom. A flight of 11 steps leads to bedrooms 2 and 3 and a 2nd bathroom. There are 4 steps separating these bedrooms from the living/dining area. 3 more steps lead up to the kitchen.
  • All surfaces except bathrooms are carpeted.
  • The living/dining/kitchen area is all open plan and very spacious.
  • Cloth sofas are the main seating to the living area.
  • Bedroom 1 – Ground Floor: Double bedroom accessed through a 76cm wide door. Double bed, separate bedside drawers, clearance space of at least 120cm to each side. Dressing table at an approx height of 75cm. Built-in wardrobe with high shelf and hanging rail below.
  • Bedroom 2 – Ground Floor: Twin bedroom accessed through a 76cm wide door. Beds position against the walls, with approx clearance of 60cm to the side. Dressing table of an approx height of 75cm. Built-in wardrobe with high shelf and hanging rail below.
  • Bedroom 3 – First Floor: Double bedroom accessed through a 76cm wide door. Double bed, separate bedside drawers, clearance space of at least 550cm to each side. Dressing table at an approx height of 75cm. Built-in wardrobe with high shelf and hanging rail below.
  • Bedroom 4 – First Floor: Bunk beds located next to the wall with narrow ladder, clearance of approx. 110cm. Dressing table of an approx height of 75cm. Built-in wardrobe with high shelf and hanging rail below. Shelf above top bunk.
  • Ground Floor Bathroom: Accessed through a 76cm wide door, bathroom lock on door. Toilet, wash hand basin with glass shelf above, large shower enclosure with sliding door which can be opened from either side, approx 46cmwide, towel rail. Vinyl flooring.
  • First Floor Bathroom: Accessed through a 76cm wide door, bathroom lock on door. Toilet, wash hand basin with glass shelf above, shower over bath, mirrored bathroom cabinet, towel ladder. Vinyl flooring.

Tower Barn

  • The entrance door is 90cm wide.
  • Back foor (from kitchen to back garden is 75cm wide)
  • There are three levels to Tower Barn. The main entrance is on the ground floor where there are three bedrooms. One double bedroom with super king bed has an en suite wet room. There are two steps to access this bedroom. There is also a twin bedroom and a further double with zip & link beds. There are 15 steps up to the first floor where there is a kitchen, dining room and lounge. There is a door out to the rear garden from the kitchen. Access to the Tower is by a further 13 steps. This staircase is steep, narrow (56cm) and has restricted headroom (175cm) at the top. Because of the restricted access the tower room cannot be used as habitable accommodation.
  • All bedrooms and lounge are carpeted. The entrance hallway is tiled, the bathroom floors are slip resistant vinyl and the kitchen and dining room are oak wood floor. The staircase is Ash with anti slip treads.
  • A corner suite and a leather reclining arm chair are the main seating in the lounge.
  • Bedroom 1 – Ground floor (living accommodation on first floor) Accessed from the main entrance hallway by 2 steps. 80cm door. Clearance of at least 50cm all round bed. Dressing table height 78cm. Wardrobe with high shelf and hanging rail below. This bedroom has its own en suite wet room. TV mounted on wall opposite bed.
  • Bedroom 2 – Ground floor (living accommodation on first floor) Accessed via 80cm door. Twin beds with 50cm gap between beds. Dressing table 76cm high. TV mounted on wall opposite bed.
  • Bedroom 3 – Ground floor (living accommodation on first floor) Zip and link bed. Accessed by 80cm door. Clearance of at least 50cm all round the bed. Dressing table 76cm high. Tv mounted on wall opposite bed.
  • En Suite Bathroom: There is an en suite wet room with shower at one end. Accessed by an 80 cm wide door. Slip resistant vinyl floor with underfloor heating. Wash basin in vanity unit, wc and heated towel ladder.
  • House Bathroom: The house bathroom has a bath with shower over, WC, washbasin and heated towel ladder. Accessed via an 80cm door. Slip resistant vinyl flooring with underfloor heating.

Watson Cottage

Assessed under National Accessibility Scheme and Awarded Mobility Level 2 (for upstairs superking/zip and link bedroom, en-suite bathroom and living/dining/kitchen area)

  • The entrance door is 90cm wide.
  • Level access from car parking to the first floor (the cottage is built on a hill side)
  • On the first floor there is spacious open plan living/dining/kitchen area. Also on this level is an en-suite double/twin bedroom with zip and link beds.
  • Downstairs are 2 further en-suite bedrooms.
  • Cloth sofas and a leather chair make up the seating area in the lounge.
  • Leather dining chairs are arm less, a dining chair with arms can be made available.
  • Entrance halls and kitchen are tiled, all other surfaces except bathrooms are carpeted.
  • Bedroom 1 – First floor, same level as entrance to Cottage:  Accessed via an 80cm wide door. Zip and link beds set as double unless request twin, please ask. There is at least 1m clearance to each side of the bed. There is a wardrobe with high shelf and hanging rail below. Dressing table with drawers to one side, clearance height 65cm. There is a small wicker chair with arms in the corner of the room. LCD TV is mounted on the wall opposite the bed. This bedroom also has its own en-suite shower room.
  • Bedroom 2 – Ground floor (down stairs from main entrance to Cottage)  Accessed via an 80cm wide door. Zip and link beds are set as 2 single unless request a double, please ask. There is approx. 50-60cm clearance to the side of the bed. There is a wardrobe with high shelf and hanging rail below. Dressing table with drawers to one side, approx height of 71cm. LCD TV is mounted on the wall opposite the bed. This bedroom also has its own en-suite bathroom.
  • Bedroom 3 – Ground floor (down stairs from main entrance to Cottage)  Accessed via an 80cm wide door. Zip and link beds set as double unless request twin, please ask. As a double room there is at least 70cm clearance to each side of the bed. There is a wardrobe with high shelf and hanging rail below. Dressing table with drawers to one side has approx height of 71cm. LCD TV is mounted on the wall opposite the bed. This bedroom also has its own en-suite bathroom.
  • First Floor (entrance level): En-suite to bedroom 1 is a shower room. No lock on door. Accessed via an 80cm wide door. There is a large shower enclosure in the corner with level access. A shower seat is available upon request. There are grab rails fitted adjacent to the toilet and in the shower enclosure. Toilet has approx clearance of 80cm to one side. Push button flush. There is a shelf close to the toilet. Raised toilet seat available upon request. Wash hand basin is in the far corner of the room and has lever tap. There is also a heated towel ladder. Vinyl flooring.
  • Ground Floor En-Suite to Bedroom 2: Accessed via an 80cm wide door. There is a large shower enclosure in this room. Toilet, wash hand basin, towel rail. Vinyl flooring.
  • Ground Floor En-Suite to Bedroom 3: Accessed via a 80cm wide door. There is a bath and separate shower enclosure. Toilet, wash hand basin, towel rail. Vinyl flooring.

Low Barn 

  • The entrance door is 80cm wide and is solid wood.
  • Bathroom and dining kitchen are on the same level as the entrance.
  • Five steps lead down to the living area.
  • Seven steps lead up to the bedrooms.
  • Entrance hall and kitchen are tiled floors.
  • Bedrooms, lounge and landing are carpeted.
  • A cloth sofa and two arm chairs are the main seating in the living area.
  • Bedroom 1 – First Floor: Double bedroom accessed through a 76cm wide door. Double bed, separate bedside drawers, clearance space of at least 70cm to each side. Dressing table at an approx height of 85cm has cupboard below.Built in wardrobe with high shelf and hanging rail below. There is a chest of drawers and chair along the far wall. Low beam towards the edge of the room and sloping ceiling.
  • Bedroom 2 – First Floor: Twin bedroom accessed through a 76cm wide door. Twin beds are against each wall with a gap of approx 50cm between. One set of bedside drawers between beds. Chest of drawers below a wall hung mirror. Built in wardrobe with high shelf and hanging rail below.
  • House Bathroom: Situated on same floor as entrance to the cottage (down 6 stairs from the bedrooms). Accessed through a 76cm wide door, bathroom lock on door. Toilet, wash hand basin, shower over bath, towel ladder. Vinyl flooring.

Garth Cottage

  • The entrance door is 80cm wide and solid wood.
  • Living room accommodation is downstairs, bedrooms and bathroom are upstairs.
  • Entrance hall and kitchen are hardwood flooring. All other areas are carpeted, except the bathroom.
  • A cloth sofa and two arm chairs are the main seating in the living area.
  • Bedroom 1 – First Floor: Double bedroom accessed through a 76cm wide door. Double bed, separate bedside drawers, clearance space of at least 65cm to each side. Dressing table at an approx height of 90cm has cupboard below. Built in wardrobe with high shelf and hanging rail below. Chair in corner of room.LCD TV (with remote) is mounted on wall opposite the bed.
  • Bedroom 2 – First Floor: Twin bedroom accessed through a 76cm wide door. Twin beds are against each wall with a gap of approx. 80cm between. One set of bedside drawers between beds. Dressing table at an approx height of 90cm has cupboard below. Built in wardrobe with high shelf and hanging rail below.
  • House Bathroom: First floor, accessed through a 76cm wide door, bathroom lock on door. Separate bath and shower enclosure. Toilet, wash hand basin with glass shelf above, towel rail and towel ladder. Vinyl flooring.

Gelt Cottage 

  • The entrance door is 80cm wide and is solid wood.
  • Living room accommodation is on the ground floor, two bedrooms and a bathroom are on the first floor.
  • Entrance hall and kitchen are hardwood flooring. All other areas are carpeted, except the bathroom.
  • Leather sofas are the main seating in the living area.
  • Bedroom 1 – First Floor: Double bedroom accessed through a 76cm wide door. Double bed, separate bedside drawers, clearance space of at least 50cm to each side. Dressing table at an approx height of 85cm has cupboard below. Built in wardrobe with high shelf and hanging rail below. Chest of drawers in corner of room. LCD TV (with remote) is mounted on wall opposite the bed.
  • Bedroom 2 – First Floor: Twin bedroom accessed through a 76cm wide door. Twin beds have a gap of approx 50cm between them. There is a small wicker arm chair in the corner of the room. One set of bedside drawers between beds. Dressing table at an approx height of 85cm has cupboard below. Built in wardrobe with high shelf and hanging rail below.
  • House Bathroom: First floor, accessed through a 76cm wide door, bathroom lock on door. Shower over bath. Toilet, wash hand basin with glass shelf above, and towel ladder. Vinyl flooring.

Gill Cottage

  • The entrance door is 80cm wide and is solid wood.
  • Shower room with toilet on the ground floor with the living/dining/kitchen area. En suit bedroom is on the first floor.
  • All surfaces on ground floor are Karndean with carpet in the first floor bedroom.
  • A leather sofa and reclining arm chair are the main seating in the living area.
  • Bedroom 1 – First floor: Gallery double bedroom. Bed has separate bedside drawers, clearance space of at least 1 metre to each side. Dressing table at an approx height of 85cm has cupboard below. Walk in wardrobe is accessed through a 57cm wide door. Ceiling of walk-in wardrobe is sloping and low in places. There is a hanging rail, shelving and a chest of drawers inside.
  • En suite bathroom – First floor:  Bath, toilet and wash hand basin. Vinyl flooring
  • House Shower Room: Ground floor, accessed through a 76cm wide door, bathroom lock on door. Shower enclosure, toilet, wash hand basin, mirrored bathroom cabinet and towel rail. Kardean flooring.

Oak Cottage

 Assessed under National Accessibility Scheme and Awarded Mobility Level 2

  • The entrance door is 90cm wide.
  • Level access from private garden / parking space. The access to level private parking/garden is over a natural gradient.
  • Open plan, living / dining / kitchen area with adjoining large bedroom with super king size zip & link bed. En suite shower room.
  • Leather 2 seater sofa and fire side arm chair.
  • Dining chairs are wood with leather effect seat pads. Dining chair with arms can be made available on request.
  • Carpeted through the main area and the bathroom is slip resistant vinyl.
  • Bedroom – level access from the lounge through 80cm door. Zip and link bed with 100cm clearance all round. Dressing table 70cm high. Built in wardrobe with high shelf and hanging rail under. En suite bathroom.
  • Bathroom: En-suite to bedroom is a shower room. Accessed via an 80cm wide door. There is a large shower enclosure at one end with a 15cm step into it. A shower seat is available upon request. There are grab rails fitted adjacent to the toilet and in the shower enclosure. Toilet has approx clearance of 90cm to one side. Push button flush. There is a shelf close to the toilet. Raised toilet seat available upon request. Wash hand basin has lever tap. There is also a heated towel ladder.  Slip resistant vinyl flooring.

Ash Cottage

 Assessed under National Accessibility Scheme and Awarded Mobility Level 2

  • The entrance door is 90cm wide.
  • Gentle slope from private parking space approximately 10 meters from cottage door. Could park right outside cottage for loading / unloading.
  • Open plan, living / dining / kitchen area with adjoining large bedroom with super king size zip & link bed. En suite wet room.
  • Leather 2 seater sofa and fire side arm chair.
  • Dining chairs are wood with leather effect seat pads. Dining chair with arms can be made available on request.
  • Carpeted through the main area exept entrance and kitchen areas are tiled and wet room is slip resistant vinyl.
  • Bedroom – level access from the lounge through 80cm door. Zip and link bed with 95cm clearance all round. Dressing table 75cm high. Built in wardrobe with high shelf and hanging rail under. En suite wet room.
  • Bathroom: En-suite to bedroom is a wet room. Accessed via an 80cm wide door. There is a shower at one end. A shower seat is available upon request. There are grab rails fitted adjacent to the toilet and in the shower enclosure. Toilet has approx clearance of 65cm to one side. Push button flush. There is a shelf close to the toilet. Raised toilet seat available upon request. Wash hand basin has lever tap. There is also a heated towel ladder.  Slip resistant vinyl flooring with underfloor heating.

Kitchens

  • Fully equipped kitchens with fridge/freezers or separate fridges and freezers.
  • Counter top microwaves in each cottage.
  • Gas hob or electric hobs in all cottages.
  • A range of pans, baking trays, cooking and serving dishes, as well as utensils are provided.
  • Includes a quality range of crockery, cutlery and glassware for dining purposes to suit the maximum occupancy level.

Laundry, Log Store, and Recycling

  • Mill Barn has its own washer and separate dryer.
  • All other cottages have their own built-in washer/dryer.
  • Access to the log store is just at the top of the yard from the cottages. It is in the agricultural building just past Ash Cottage.
  • The surface to the log store is tarmac and concrete. Inside it is concrete in the log store.
  • The doorway into the log store is 80cm wide.
  • Inside there are recycling facilities which are all clearly labelled bins.
  • There is a log store and box of kindling sticks available for guests to help themselves to free of charge. A wheel barrow is available for transporting logs.

Electrical Equipment

  • Light switches within all properties are located at heights of approx 140cm. In Watson, Tower, Oak & Ash they are 120cm high.
  • Sockets within the property are located at heights of approx 30cm. In Watson, Tower, Oak & Ash they are 50 cm high.
  • We strive to provide excellent lighting in each cottage with reading lamps in living rooms and bedrooms.  Extra reading lights are available upon request.
  • The cottages all have large LCD screen TVs with remote controls.
  • There are illuminated clock radio alarms with ipod docks in each double bedroom and also in the twin bedrooms in Gelt Garth and Tower.
  • WiFi internet access is available in all cottages.
  • External lighting is at both the front and rear of each cottage; the occupant switches this on and off or they are on sensors. The yard is also well lit using light sensors to switch on automatically at dusk until 11pm.  Lighting to wood store is by motion sensor.

Outdoors

  • All cottages have their own enclosed garden with lawn area and flagged patio.
  • Full set of garden furniture is provided to suit the maximum occupancy level.
  • Gill, Garth and Gelt have an access gate between each garden into the next. This is for garden maintenance use only.
  • Each garden has bird feeders.
  • Gardens are accessed by double patio doors from each cottage with one step down into the garden. Low Barn, Mill Barn, Watson Cottage, Tower Barn, Oak, Ash and Gill Cottage can also access their garden from outside.
  • Communal grassed area is situated by the cattle grid at the entrance to the yard. This is suitable for ball games. There is also some garden seating.
  • Mill Barn balcony is accessed via double patio doors with a small step over the threshold.
  • Mill Barn decking area is accessed from the patio by five steps with handrails at both sides. Two more steps lead up to the hot tub. There are 3 steps down from the decking to the grass area.

  • Welcome information is given verbally to guests upon arrival as well as in written format in cottage information folders.
  • Important information folders found in each cottage are available in different font sizes and colours upon request.
  • Our website has been optimized for accessibility including font colour, contracts, sizes & zoom function, as well as page titles, image ALT text, headings & keyword access controls.
  • Emergency procedures can be found in the front of each cottages important information folder.
  • A vibrating alarm pack is available upon request.
  • Contact details for doctors, hospitals and other emergency services can also be found in each cottage.
  • Most mobile phone networks will receive signal at Tottergill.
  • We are able to provide pay as you go mobile phones for guest use upon request.
  • If you have any specific requirements by means of living aids, we are able to hire these for the duration of your stay, therefore please let us know on booking your accommodation what you require. We are also able to provide sani-bins upon request.
  • The owners at Tottergill Farm live on site and are available to assist with any emergencies and general needs throughout your stay.
  • Two of our full-time staff members have received "Welcome All" training, helping us gain new ideas and understanding of how best to meet the specific and individual needs of our guests.
  • Guest books are located in each cottage, guests are encouraged to leave any comments/feedback they would like to give.
